This 60-unit residential development, incorporating a ground-floor commercial unit, was completed in May 2026 for PA Housing under a JCT 2016 Design & Build Contract.

The scheme demonstrates a commitment to high-quality, design-led construction and community-focused placemaking. The development creates an active frontage that enhances the surrounding streetscape and contributes positively to the local public realm, providing an attractive and accessible environment for residents, visitors, and local businesses.

At ground level, the flexible commercial space has been designed and delivered to accommodate a variety of uses, supporting local enterprise and encouraging economic activity within the area. Above, 60 high-quality homes have been provided as 100% affordable housing, helping to address local housing demand and deliver long-term social value.

Sustainability was a key consideration throughout the design and construction process. The development promotes sustainable travel through the provision of secure cycle storage, EV Chargers and carefully planned servicing arrangements. Low-carbon technologies, including Air Source Heat Pumps and photovoltaic (PV) panels, have been integrated into the scheme to enhance energy efficiency and reduce operational carbon emissions.

Despite significant economic pressures and supply chain challenges arising from wider geopolitical events during the construction period, the project was successfully delivered on programme and within budget. The completed development stands as a landmark addition to West Croydon, balancing architectural quality, environmental performance, and social impact.
